Costs of buying a home in Spain

When buying a home in Spain, there are several costs to consider in addition to the agreed sale price with the seller. Some of the most common costs are:

  1. Taxes: Transfer Tax (ITP) is the tax paid when buying a used property, while Value Added Tax (VAT) is applicable to the purchase of new properties. The ITP varies by autonomous region but is usually between 6% and 11% of the sale price, while VAT is 10% of the taxable base.

  2. Notary and registration fees: A notarial deed of purchase-sale of the property is required, which must be signed before a notary and registered in the Land Registry. Notary fees usually range from 0.1% to 1% of the sale price of the property, while the cost of registering in the Land Registry is lower. In general, these costs can range from €500 to €2,000.

  3. Appraisal costs: Often, banks require an appraisal of the property to ensure that the agreed price is fair and matches the market value. The costs of the appraisal depend on the size of the property but usually range from €200 to €500.

  4. Real estate agent fees: If you use a real estate agent to find the property, they usually charge a commission of between 3% and 5% of the sale price.

  5. Administrative support costs: If you use a representative to perform administrative tasks, such as paying taxes and registering the property, they usually charge a flat rate of between €200 and €500.

It is important to know that these costs can vary depending on the location, type of property, and other factors. Therefore, it is important to know all the costs before signing a purchase agreement and make sure you have enough budget to cover them all.
