Costs Associated with a Mortgage When Buying a Home
If you need financing to buy your home, you should be aware that a mortgage comes with additional costs. Since the new mortgage law, most expenses are covered by the bank, but the buyer is still responsible for some.Mortgage Costs Paid by the Buyer:Property Valuation (Tasación): This is a mandatory report by a certified appraiser to determine the property's value. The bank will base the loan amount on this valuation. The cost typically ranges from €300 to €600.Arrangement Fee (Comisión de Apertura): Some banks may charge a fee for the study and approval of the loan. The law allows this to be up to 2% of the loan capital, though many banks no longer charge it.Your Copy of the Deed: Although the bank pays for the original deed, you will have to pay for your own authorized copy.Key Advice: Before signing, the bank must provide you with the FEIN (European Standardised Information Sheet), a document that transparently details ALL costs and conditions of the mortgage. Always review it with your advisor.
