NIE Number in Spain to Buy Property Safely

The first legal and tax step before buying a home in Spain. Learn what the NIE is, how to apply for it, and how our legal team can handle the entire process for you.
The NIE number in Spain (Número de Identidad de Extranjero) is the essential ID every foreign buyer must obtain before signing the deed. Without it, you can’t open a bank account, pay purchase taxes, or register the property in your name.

This guide explains what the NIE is, who needs it, how to apply, and how REC manages it so your property purchase is fast and trouble-free.

What Is the NIE and Why It’s Essential

The Foreigner Identification Number (NIE) is a unique tax ID assigned to any non-Spanish citizen carrying out legal or financial activities in Spain. It’s not a residence card or TIE — it’s your identification before Spanish authorities.

❌ Without an NIE you cannot:

  • Sign the purchase deed at the notary.
  • Open a Spanish bank account.
  • Pay property taxes (ITP or VAT).
  • Register the property in your name.
  • Set up water, electricity or internet contracts.

Who Needs an NIE Number?

Any foreign buyer, whether EU or non-EU, must have an NIE number before completion. Here are the most common cases:
Foreign property buyer
YES (mandatory)
Spouse or co-buyer
YES (each must have one)
Company representative buying through a firm
YES
Heir of a property in Spain
YES

⚠️ Important for Non-EU Buyers

Non-EU citizens purchasing in strategic areas (like parts of the Balearic Islands or Cádiz) must obtain prior authorization from Spain’s Ministry of Defence. Missing this step may delay or block your transaction.
REC tip: our legal team anticipates these authorizations to prevent any delay or rejection during your purchase.

Types of NIE Numbers

Non-Resident NIE

For those who spend less than 183 days a year in Spain. Typically used for second-home purchases or one-off transactions.

Resident NIE

Included in the TIE or residence certificate for those living permanently in Spain.
