Real Estate Agency Commission When Selling: How Much Is It & What's Included?

The real estate agency commission is the primary service cost when selling a property. It represents the fees for the comprehensive management of the sale: from valuation and marketing to negotiation and closing at the notary.


Key Points About the Commission:

  • How much is it? There is no fixed rate, but in Spain, it typically ranges from 3% to 6% of the final sale price, plus VAT. The percentage can vary depending on the exclusivity agreement, property type, and location.
  • What does it include? A professional service should include: a market valuation, professional photography/videography, a national and international marketing plan, viewing management, buyer screening, negotiation, contract drafting (arras), and assistance until the final signing.
  • When is it paid? The commission is only paid upon the successful completion of the sale, i.e., at the signing of the public title deed at the notary. Be wary of agencies that ask for upfront payments.

Key Advice:
