IBI Receipts and Community Certificate: Proving Your Property is Debt-Free
To sell a property in Spain, it's not enough to be the owner; you must also prove that the property is free of debts. Two key documents for this are the latest IBI receipt and the certificate from the community of owners.
Key Points:
- Latest IBI Receipt: The "Impuesto sobre Bienes Inmuebles" (IBI) is the annual local property tax. Presenting the last paid receipt proves you are up to date with the town hall. This receipt also contains the Cadastral Reference number, a unique identifier for the property.
- Community of Owners Certificate: If your property is part of a building or urbanization, it is mandatory to present a certificate issued and signed by the property administrator (administrador de fincas). This document certifies that there are no outstanding debts with the community of owners.
Key Advice:
The community certificate has a very short validity period. Request it just before the notary signing date is confirmed to ensure it is current on the day of the sale.
