When buying property in Spain, it's important to budget more than just the sale price. There are several additional costs that every buyer – especially foreigners – should understand clearly. Here's what to expect.

Breakdown of property purchase costs in Spain


Main Taxes When Buying

  • Transfer Tax (ITP): 6%–10% for resale properties (depends on region)

  • VAT (IVA): 10% for new builds

  • Stamp Duty (AJD): 0.5%–1.5% on new builds


Notary & Land Registry Fees

These are official costs for signing the deed and registering the property. Total: around 1%–2% of the purchase price.


Legal Fees

Using a qualified lawyer is strongly recommended. Fees usually range from €1,000 to €2,500 depending on the complexity.


Other Common Costs

  • Gestoría (admin service): €300–€600 (for paperwork)

  • NIE number: €100–€300 if done through legal rep

  • Banking/mortgage setup fees: varies

How Much Should I Budget in Total?

As a general rule, you should add 10%–13% on top of the property price to cover all purchase-related costs.
