What is Real Estate and how does it work?



Real Estate is a term used to refer to real property that consists of land and improvements. In other words, property that is fixedly positioned so that it cannot be moved without damaging it. But beyond this, especially in English-speaking countries, it is given a broader meaning. So, what is Real Estate? We could describe it as a concept that is used to refer to everything that encompasses the real estate market and the real estate sector.

What is Real Estate and how does it work?

WHAT IS REAL ESTATE?


Real Estate is, as we said before, property that cannot be moved from the place where it is located. It is fixed to the ground, either physically or legally. For this reason, it is called real estate or property that is impossible to move or transfer.


But if we really want to understand what Real Estate is, we have to go beyond the simple translation.


So, what does Real Estate actually encompass?


If we take into account that Real Estate includes land, natural resources, buildings and also the improvements on the property, we can conclude that Real Estate refers to all those activities directly or indirectly related to the purchase and sale of real estate assets.


Therefore we can talk about: 

  • Real estates agencies
  • Real estates agents.
  • Buying, selling and renting real estate.
  • Construction of new housing.
  • Real Estate investments.


Nowadays, this term has become a widely used concept in the world of real estate business, but it has also made its way into the common language as a result of its wide diffusion by all the contemporary media, which refer to real estate investments.


In view of the above, defining what Real Estate does as an economic activity involves much more than simply buying and selling property. We have to consider that it is a term that involves talking about the real estate business that encompasses each and every one of the aspects linked to the property market.


HOW DOES REAL ESTATE WORK?


To help us understand this term we can simplify and distinguish between three categories of Real Estate, which are exactly the following:



  • Residential: Houses, condominiums, unbuilt land.
  • Commercial: Offices, warehouses, logistics centres.Industrial:
  • Factories, farms, business parks.




Now we are going to focus on its main components:



Land.


Land is the basis of all real estate categories, and the entire real estate market is based on it.


Thanks to land tenure, it is possible to obtain profits in the process of buying and selling because the land can increase in value over time.


Based on the ownership of land, individuals or companies can build properties such as homes, apartment complexes, shopping centres or factories.



Buyers and sellers.


In the real estate market there are three main players: real estate, buyers and sellers. It is in the real estate market where these three players meet to carry out one of the two most typical operations in the sector: buying or selling.


Thus, these components must be present in order to see how Real Estate works, as there must be supply and demand of properties for the purchase and sale to be carried out.




What is Real Estate and how does it work?


Real estate agencies and real estate agents.


Let's see what a real estate agent or real estate agency does. The purpose of both is to mediate between two people or companies, which initiate transactions for the purchase and sale or rental of real estate.


The main objective of the agency is to attract owners, who want to sell or rent their property, and also clients for these properties. The focus is that both parties close the deal and are satisfied with the agreed conditions.

To achieve all of the above, the agency offers its advisory, management and mediation services.


What does a Real Estate agent do? An agent provides management, advisory and mediation services in real estate transactions. It differs from an agency in that the agent is a natural person.


Otherwise, they fulfil the same function: they are intermediaries in the real estate market. They know how to sell in Real Estate and therefore are the ones who facilitate negotiations between sellers and buyers to successfully close the real estate transaction.


Investors


The real estate investor is a person or company that invests actively or passively in real estate and is therefore another key component in the functioning of the real estate sector. In fact, every person or company that buys or sells a property is investing in Real Estate. In fact, all investors are focused on the same purpose and that is that they make investments to improve their financial situation.


It is necessary to analyse many factors in order to carry out an operation of this kind, since, whether it is to use the property as a home or to invest in an asset that will later provide some kind of profitability, it is always necessary to make a good investment.


Real estate investors usually own several real estate properties and usually use one as a residence and destine the others to the generation of rental income or through price appreciation.


Finally, for Real Estate to work successfully, it is essential to have investors in the property market, in order to generate the desired supply and demand.
